Why some parks make you replace a home at 15 or 20 years, and how to find out before it bites.

Some parks require a home to be replaced or removed once it reaches a certain age, typically 15, 20 or 25 years. Whether that age counts from manufacture or from the date the home was sited makes a difference of several years, so ask which.

Why it matters

A second-hand home bought at ten years old on a park with a 15-year limit gives you five seasons before the park can ask you to replace it. Replacing it means buying again, usually from the park.

What to ask

  • Is there an age limit, and is it written in the licence agreement?
  • Does it count from manufacture or from siting?
  • What notice will you get, and can you sell the home off the park instead?

Park pages show the age policy the park publishes, or say that it doesn't publish one.
